Ends the 1st season on a strong note

The 1st season does not quite have the same mixture of drama and comedy as the later seasons; it is more comedic. Likewise, the humor is a little less character driven here than in the later seasons. I.e. The season repeatedly puts David into explicit fish-out-of-water set-ups, i.e. Turkey hunting. The 1st on the whole is a funny diversion but it's best at setting the groundwork for later strengths of the show.

This episode is the first truly great episode of the series. It balances the humor and drama better than say "The Drip." The humor is a fully centered on the characters. The crucial scenes between David-Stevie and Alexis-Ted land a lot like the dramatic scenes from the later seasons. This is when the show found its groove. The 1st season is very good in itself but it setting-up 5 outstanding seasons after it is its prime virtue.

Overconfidence Has a Serious Price

Johnny finds a buyer for the town. He is gross, overweight guy who is willing to pay 975,000 dollars. Just as the deal is about to be consummated, in walks Roland and insists on making the signing a celebration at his place. Of course, we all know it's going to be a disaster. Meanwhile the family jumps the gun and starts making post Schitt's Creek plans. Alexis makes a marriage promise she doesn't believe in. David packs up and heads for New York in Roland's truck. Moira gives away an expensive fur coat. On and on. Huge finishing episode for the first season.

Potential Buyer

Alexis is dressed in a pretty white dress. The family turns to look at Johnny when he comes through the door panting heavily. Johnny announces they are getting out of there.

Moira is so happy she is decided on giving away a fur coat to Jocelyn. David says the coat is ranked the lowest out of all her coats.

David is thinking of going back to NYC. He suggests to his sister about living together in a two-room place. Alexis refuses saying she is going with her friends Jenna and Alicia and another with "ah" in her name.

At the vet Ted is dressed in blue medical clothes and blue gloves. Alexis informs they are leaving and Ted proposes to her with a ring. Alexis says yes but if she was staying.

David asks Stevie to come live in NYC with him in a two-bedroom. David actually has no real friends. His former friends left after he had no money. David clearly is holding back tears because of loneliness - Alexis doesn't want to live with him and now Stevie says she can't.

Alexis tells Mutt she is leaving as well during their community service.

Moira gifts the coat to Jocelyn who doesn't see it with the same value as Moira. Moira explains she is gifting her this coat as she will never see or talk to Moira again but at least she will have memories and the coat.

Alexis goes in to meet the person in charge of overseeing her hours and she is wearing Moira's fur coat. The black woman informs Alexis that Mutt had finished his hours weeks ago and that he came in anyways which can only mean one thing.

Johnny meets the potential buyer who is a large man with a dewy look. The mayor and the potential buyer hit it off with Johnny feigning laughter.

Alexis goes to the barn and asks Mutt why he still went to community service despite finishing it weeks ago. Mutt pulls her back before she leaves and they kiss.

The mayor suggests macaroni and cheese at his place for dinner and then afterwards do the signing. Johnny clearly would rather do the signing beforehand.

At the dinner the table is set with lots of dishes and as Johnny gets out the contract and signs it first himself - the buyer looks unconscious.

The buyer is in a coma. The parents sit sadly amongst their luggage and informs Alexis that they are not leaving. David drives out of town.
